A written quote or order confirmation (email, WhatsApp or invoice) sets the price, specification and any extras. If something on a quote conflicts with this page, the quote wins for that order.
1. What we sell
- SIP panels — fabricated structural insulated panels (always called SIP panels on this site), typically 1220 × 2440 mm, EPS or PIR cores in the thicknesses we list.
- Shell kits — counted walls + roof SIP panels for a stated footprint. Openings (doors and windows) are cut on site unless a quote says otherwise.
- Related materials we agree to supply on the same package (for example Cladco cladding, decking, EPDM, windows, ground screws, splines) when quoted.
Website and eBay list prices can change. Trade rates on 10+ SIP panels are by conversation, not a public discount table. Carriage is extra — see Delivery.
2. Supply only (unless install is quoted)
We supply materials. We do not install as standard. You or your builder fit the SIP panels, cut openings, weather the building, and deal with building control. If you want us to quote fitting or site labour, that must be written into the quote — it is never assumed from a materials price.
3. Quotes and orders
- Quotes are invitations to treat until we confirm the order and payment terms.
- We need size or drawings, core preference if known, and postcode for carriage.
- Payment terms are as stated on the invoice or confirmation (often deposit / balance before dispatch for fabricated packs).
4. Delivery and unloading
Dispatch is from London, nationwide where we can reach with van and trailer. Carriage is quoted on postcode. The customer unloads unless we have agreed otherwise in writing. See the full delivery page.
5. What is not included
Unless the quote lists them: floor structure, splines and fixings, windows and doors, cladding waste beyond any stated take-off, EPDM, foundations, structural calculations, building-control fees, and all site labour. Shell kits are walls + roof SIP panels only.
6. Specifications and claims
We do not invent U-values, BBA certificates or warranties we have not got. Product descriptions on the site and eBay are the basis of supply. Cladco ranges are supplied through sipsonline; manufacturer guidance still applies to those products.
7. Cancellations and returns
Fabricated SIP panels and cut-to-order kits are made for your order. Once fabrication has started, cancellation or return is only by agreement and may carry a cost. Stock Cladco boards and catalogue items may follow the return rules stated on the sales channel (e.g. eBay) or on the quote. Damaged-in-transit claims need photos and notice promptly on delivery.
8. Liability
Nothing here limits liability for death or personal injury caused by negligence, or for fraud. For business customers, our liability for supply defects is limited to repair, replacement or refund of the affected goods, and we are not liable for consequential loss such as delay on site or lost profits. Consumers have statutory rights that these terms do not affect.
